case study plumbing flaws
Our highest-profile recent case study took place inside a breathtaking full-floor penthouse in Downtown Dubai. The property featured panoramic views, imported Italian fittings, and an asking price reflecting its supreme exclusivity.
From an aesthetic viewpoint, the property was flawless. The buyer, an international executive, practically fell in love immediately and was ready to sign off on a massive premium.
Thermal Imaging Uncovers The Truth
During our standard environmental sweep, our thermal imaging cameras detected a distinct, irregular cold zone spreading beneath the custom engineered hardwood floors adjacent to the outdoor terrace.
Upon closer technical inspection using moisture meters, we discovered that the terrace drainage seal had totally failed. Heavy irrigation from the planters had been slowly seeping under the sliding glass tracks directly beneath the hardwood for over eight months. Because the wood was premium and sealed, it hadn't warped visibly yet—but underneath, severe mold and subfloor rot had taken hold.
"The floor looked pristine, but the structural damage underneath was devastating."
The cost to completely tear up the custom flooring, remediate the mold, and rebuild the waterproofing was estimated at AED 240,000. Our client chose to walk away, completely dodging a catastrophic liability disguised as a dream home.
